Application & Qualification Standards
Helping every applicant understand the process before they apply.
We believe the best application experience begins with clear expectations.
Applying for a home is an important decision, and understanding the process before you begin can help save time, reduce frustration, and create a smoother experience for everyone involved.
To provide a fair, transparent, and consistent application experience, EVERGROW partners with Findigs, an independent application and resident screening platform. Your rental application will be completed through Findigs, where you’ll securely submit your application, verify identity and income, and provide the information needed to evaluate your application against our published qualification standards.
Using an independent screening platform helps create a consistent application experience while providing applicants with a secure, streamlined way to complete the application process.
Before submitting an application, we encourage you to review the qualification standards below. While meeting these standards does not guarantee approval, reviewing them beforehand helps ensure you understand how applications are evaluated before you apply.
Application Requirements
Applications must be completed accurately and in full. Applicants are responsible for providing any information or supporting documentation requested during the screening process. Incomplete applications, missing documentation, or false or misleading information may delay the review process or result in the application being denied.
Co-signers and guarantors are not accepted.
An application fee is required for each applicant and is non-refundable once the application has been submitted for processing.
Applications are reviewed only after all required applications, supporting documentation, and applicable application fees have been received.
Income Requirements
Applicants must demonstrate a combined gross monthly household income of at least three (3) times the monthly rent.
For households with multiple applicants, the combined income of all applicants may be used to satisfy the minimum income requirement.
Income must be verifiable and may include wages, self-employment income, retirement benefits, Social Security, pensions, or other acceptable sources of income.
Applicants who are self-employed must provide:
- Two (2) years of federal tax returns
- Six (6) months of business or personal bank statements sufficient to verify income
Additional documentation may be requested when necessary to verify an applicant’s reported income.
Providing complete and accurate documentation helps ensure your application can be reviewed as efficiently as possible.
Credit History
Applicants are expected to have a minimum average credit score of 620. For households with multiple applicants, the credit scores of all applicants are averaged to determine whether the household meets the minimum credit requirement.
In addition to credit score, the application review considers an applicant’s overall credit profile, including payment history, outstanding debt, collections, judgments, bankruptcies, and other indicators of financial responsibility.
To qualify, a credit report must also reflect:
- No more than $2,500 in outstanding debt that is 90 or more days past due
- No unpaid utility accounts
- No outstanding landlord debts or collections
- No unpaid payday loans or similar payment advance obligations
- All bankruptcies must be discharged
Meeting the minimum credit requirement does not, by itself, guarantee approval. Every completed application is evaluated using the same published qualification standards.
Rental History
When available, rental history is verified as part of the application review process.
As part of the verification process, previous housing providers may be contacted to verify information including:
- Residency
- Payment history
- Returned or non-sufficient fund (NSF) payments
- Lease compliance
- Outstanding balances
- Proper notice to vacate
- Whether they would rent to the applicant again
Applicants without an established rental history may still be considered using the other published qualification standards.
Occupancy & Pets
Occupancy standards help ensure every home is used safely and in accordance with applicable laws. Unless otherwise required by law, EVERGROW permits a maximum occupancy of two (2) persons per bedroom.
Unless otherwise stated in the property’s marketing, a maximum of two (2) pets is permitted. Requests for additional pets may be considered on a case-by-case basis with the property owner’s approval.
All pets must be disclosed during the application process and approved before occupying the property. Approved pets may be subject to pet deposits, monthly pet rent, or other pet-related lease requirements, which will be disclosed before lease execution.
Requests for reasonable accommodations related to service animals or assistance animals are reviewed in accordance with applicable federal, state, and local Fair Housing laws.
Criminal Background Screening
A criminal background screening is conducted for every applicant as part of the application review process.
Applications containing any of the following will result in a denial:
- Active or unresolved criminal cases
- Violent criminal convictions
- Convictions involving the use of a firearm or weapon within the past seven (7) years
- Convictions involving the manufacture or distribution of controlled substances within the past seven (7) years
- Convictions involving the destruction of property, including arson, within the past seven (7) years
- Felony convictions within the past seven (7) years
- Registered sex offenders
- Convictions involving forgery, fraud, counterfeit instruments, money-related offenses, or check fraud within the past seven (7) years
Arrests that did not result in a conviction, by themselves, will not result in a denied application. Criminal records from all states are considered as part of the screening process.
Application Decisions
Every completed application is evaluated using the same published qualification standards.
Meeting the published qualification standards does not, by itself, guarantee approval. Additional information or supporting documentation may be requested before a final application decision is made.
Submitting an application does not reserve a property. A property is not removed from the market until all required lease documents have been executed and all required move-in funds and documentation have been received.
Applicants will be notified once the application review has been completed. If an application cannot be approved based on information obtained during the screening process, applicants will receive any notices required by applicable law.
Equal Housing Opportunity
We comply with all applicable federal, state, and local Fair Housing laws. Every completed application is evaluated using the same published qualification standards without regard to race, color, religion, sex, disability, familial status, national origin, or any other protected characteristic under applicable law.
