Preparing for Your Move-In

Everything you need to know before receiving the keys to your new home.

Congratulations on your approved application!

We’re excited to welcome you as an EVERGROW resident. Before move-in day arrives, there are a few important steps that must be completed by both you and our team to help ensure a smooth and successful move-in experience.

This page will guide you through each stage of the move-in process, explain what to expect, and help you prepare for move-in day and your first day in your new home.

01

Security Deposit

Following application approval, you’ll receive instructions for submitting your required security deposit. Receipt of the security deposit allows us to begin preparing your lease agreement for review and signature.

As an alternative to a traditional security deposit, EVERGROW also offers Obligo. Obligo allows approved residents to satisfy the security deposit requirement without paying a traditional security deposit. If you choose this option, you’ll receive the information needed to complete your enrollment before your lease agreement is prepared.

The video below provides a brief overview of how Obligo works and what to expect if you choose this option.

02

Lease Preparation & Signing

Once your required security deposit has been received, we’ll prepare your lease agreement and send it electronically for review and signature.

Your lease agreement contains the terms of your tenancy, including your rent, lease term, responsibilities, policies, and other important information related to your home. We encourage you to review it carefully before signing and contact our team with any questions.

Once all required parties have signed the lease agreement, the property will be removed from the market and reserved exclusively for your tenancy. You’ll then receive an invitation to activate your Resident Portal, where you’ll complete the remaining move-in requirements before taking possession of your new home.

03

Complete Your Move-In Requirements

After activating your Resident Portal, you’ll complete the remaining requirements necessary before your scheduled move-in date.

These requirements include:

To help avoid delays, all required payments should be submitted immediately upon receiving your Resident Portal invitation. Electronic payments typically require three (3) to five (5) business days to fully settle, depending on your financial institution. Because possession of the property cannot be released until all required funds have cleared, delayed payments may result in a postponed move-in date.

04

Transfer Utilities

Utility service must be established in your name, when applicable, effective on the first day of your lease.

To help simplify the process, EVERGROW partners with Utility Profit, a utility concierge service that assists residents with establishing utility accounts. Shortly after your lease has been executed, Utility Profit will contact you to coordinate the transfer or activation of the required utility services and answer any questions you may have.

Please respond promptly to Utility Profit and complete any requested information to help ensure all required utility services are active before your move-in date.

05

We Prepare Your Home

Before your scheduled move-in date, our team completes a series of final preparations to help ensure your home is ready for occupancy.

These preparations may include completing any remaining maintenance, verifying that approved repairs have been completed, confirming utility transfers, performing a comprehensive EVERGROW Sparkle Clean, rekeying all exterior locks, programming a unique access code for the electronic keypad, and completing a detailed move-in evaluation to document the property’s condition before possession is delivered.

Our goal is simple: to ensure your home is clean, secure, fully documented, and ready for you on move-in day.

06

Move-In Day

On your scheduled move-in date, we’ll send you a move-in message with everything you need to access your new home.

Your unique access code for the electronic keypad on the primary entry door will be included in the message and will remain your personal access code throughout your tenancy unless otherwise requested or required.

Inside the home, you’ll find your house key, any garage door openers, mailbox keys, community access keys or fobs, and any other property-specific access devices. These items will be waiting for you on the kitchen counter when you arrive.

After you’ve successfully accessed the property, reply to our move-in message to let us know you’ve arrived and were able to access the home without any issues. This confirmation lets us know you’ve successfully taken possession of the property and allows us to promptly assist you if you experience any problems upon arrival.
