Fees & Pricing

Transparent compensation for professional residential asset management.

We believe transparency is one of the foundations of a successful professional relationship. That includes being open about how we’re compensated and ensuring you understand what to expect before you become a client.

Rather than asking you to schedule a consultation simply to discuss pricing, we’ve chosen to publish our fee structure so you can evaluate our services with confidence. Every fee is clearly defined, and every management relationship begins with a written Management Agreement that outlines our responsibilities and the services we provide.

OUR POSITION

Why We Publish
Our Fees

Our objective isn’t to be the lowest-cost property manager.

Our objective is to provide exceptional residential asset management through disciplined execution, thoughtful decision-making, transparent communication, and consistent stewardship.

We believe owners should evaluate a management company based on the quality of the relationship, the professionalism of the organization, and the long-term performance of their investment—not simply the lowest monthly fee.

Monthly Management

Professional management doesn’t begin and end with resident occupancy.

Our monthly management fee is assessed for every month your property is under EVERGROW’s management, including periods when the property is vacant. While the nature of our work changes throughout the lifecycle of your investment, our responsibility does not.

Our responsibility is to professionally manage your asset—not simply your resident. Whether preparing a property for the market, coordinating repairs, marketing a vacancy, overseeing a resident, or planning for the next lease, our team remains actively engaged in protecting your investment and advancing its long-term performance.

Portfolio Reserve

The Portfolio Reserve is not a fee.

It remains your money and is maintained within your property’s operating account to fund approved property expenses such as maintenance, vacancy utilities, emergency repairs, and other operating costs as they arise.

Maintaining an adequate reserve allows us to respond promptly when your property needs attention, reducing unnecessary delays and minimizing the need for repeated funding requests.

Our Commitment

Transparency means more than publishing our fees.

Professional relationships are built on trust.
Trust begins with clarity.
