How can I pay my rent?
We offer an online rent payment portal where tenants can log in and pay their rent securely and conveniently. Tenants can set up automatic monthly payments or make a one-time payment at their discretion. If necessary, payment can be made by delivering certified funds to the management office and placing them in the dropbox outside the office door. No cash or personal checks are accepted. -
What should I do if there's a maintenance issue in my unit?
If you have a maintenance issue in your unit, you can submit a maintenance request through your online resident portal or by contacting the maintenance team directly. We strive to respond to all maintenance requests within 24-48 hours. -
Can I request a roommate move in with me after I move in?
Tenants who wish to add a roommate must submit a request to EVERGROW Property Management. All potential roommates must pass a background check, meet the company's rental criteria, and be named in the lease documents -
Is renter's insurance required, and if so, what kind of coverage is needed?
Renter's insurance is required for all tenants. The policy must provide at least $100,000 in liability coverage and list EVERGROW Property Management as an additional insured party. -
How long is the lease term, and is there an option to renew?
While it may vary by property, we typically require an initial 2-year lease term with offers of 12-month or 24-month renewal options at the end of the lease period. Renewal terms are subject to rent increases and other terms and conditions. -
What happens if I need to break my lease early?
If you need to break your lease early, you must provide written notice to Evergrow Property Management at least 30 days before the date you vacate. Your account must be in good standing when you give your written notice and pay an early termination fee equal to two months' rent and a $400 lease break fee. -
How long does it take for Evergrow to return a security deposit?
We will return a tenant's security deposit within 45 days of the lease termination, as required by Indiana law. -
What are the tenant's responsibilities for utilities, lawn care, and snow removal in the properties managed by EVERGROW?
Unless otherwise specified in the lease agreement, you should expect to be responsible for all utilities and lawn care, including mowing and maintenance of mulch beds and snow removal. -
What are the tenant's responsibilities related to maintaining the plumbing system in the rental property?
The tenant is responsible for keeping drain lines clear and open and promptly reporting any leaks to EVERGROW unless otherwise communicated within 72 hours of move-in. Tenants need to take care of the plumbing system to avoid any potential damage to the property, including clearing any blockages in the shower/tub drains, toilet drains, and kitchen sink drains. -
Why must tenants keep a working phone number and email address on file with their landlord or property management company?
Tenants must keep a working phone number and email address on file with EVERGROW Property Management to ensure effective communication. In case of any emergency or maintenance issue, the vendor or property management company needs to be able to reach you as soon as possible. A working phone number and email address also allow us to provide important updates, such as rent payments, lease renewals, or other pertinent information
